Most homeowners wait too long to replace their roof. By the time there's a visible interior leak, water has often been infiltrating the structure for months. Knowing the early warning signs saves thousands in structural repair.
Age of the roof
Asphalt shingle roofs last 20-25 years. If your roof is approaching or past that age, it warrants an inspection even without visible problems. Architectural/dimensional shingles last 25-30 years. Metal roofs last 40-70 years. When you bought the house, the disclosure should have noted the roof age.
Granules in your gutters
Asphalt shingles shed their protective granule coating as they age. If you're cleaning your gutters and finding significant dark granules -- similar to coarse sand -- your shingles are losing their UV protection and water-shedding ability. This is one of the first signs of aging, appearing 5-8 years before visible failure.
Shingles that are curling or buckling
Shingles curl in two ways: cupping (edges turn upward) and clawing (middle rises, edges stay flat). Both indicate moisture issues or heat damage and mean the shingles have lost their weatherproofing. Once shingles curl, they're vulnerable to wind uplift and water infiltration.
Daylight visible in the attic
On a bright day, go into your attic and look up. If you see daylight coming through, water can come through those same gaps. Also look for water stains, dark streaks, or sagging decking -- all signs of active or historical leakage.
Missing or damaged flashing
Flashing -- the metal strips around chimneys, vents, skylights, and valleys -- is often the first thing to fail. Cracked caulk, rust, or lifted flashing allows water to pour in at exactly the points where it's most vulnerable. Flashing repair is far cheaper than addressing the resulting rot.

Schedule a professional roof inspection if your roof is over 15 years old, or if you notice any of these signs. Catching issues early is dramatically cheaper than emergency repair after water intrusion.
